1 – Work out what you can afford

It is a good idea to work out what your monthly budget will be and how much flexibility you have in terms of price. This makes sure you are only seeing properties you can afford and will determine what will be in your search. To pass references your income or combined annual income if renting with others will need to be approximately 30 times the monthly rent.

2 – Register with us to search for a property

Finding the right property is key and the best first step to take is to register directly with us. Your lettings consultant will discuss your requirements in detail so they can get a thorough idea of which property will suit you. Do think about what your ‘must haves’ are and what you are prepared to compromise on. The best way to approach a property search is to have an open mind; you don’t always know what it will be like before you go through the door.

3 – We keep you informed

Your lettings consultant will keep in regular contact with you throughout your search, informing you of all the new properties arriving on the market as soon as they do so and arranging for you to view them as soon as possible.

As a multi-office marketing company, our team can give you full information on all the properties instructed at every office. This means you only have to register once with us to be kept up to date.

4 – Go out on viewings and get the most out of each one

It is important to come to see properties that you like at the earliest opportunity. We endeavour to make fitting viewings around your schedule as simple as possible – we are the only estate agents open 7 days a week, including bank holidays to cater to your needs. Our opening hours mean you can come to view before or after work if this is more convenient.

It is also important to get the most out of each viewing. Our lettings consultant will be fully informed about the property they are showing you around and can advise on nearby transport links and local amenities.

5 – Find the property for you and make an offer

When you have finally found a property you want to rent, acting quickly is vital as the lettings market moves very fast. Speak to your lettings consultant about the best way to proceed with your chosen property and think about the information you’ll need to provide. Your move in date, how long you wish to rent the property for, any conditions of the offer and background information about yourself. We will need to ask how much you earn each year so we can check that you earn enough to cover the rent. The more information we can give the landlord about your offer, the stronger that offer will be.

6 – Accepted offer

Once your offer is accepted, you need to put down a preliminary payment (for more information on payments click here). Once you’ve done this, no further viewings with take place on the property and the move-in process begins. We will confirm everything with you in writing including the rent agreed, the start date and term of the tenancy and any conditions agreed. You will need to check this through and keep in contact with your lettings consultant.

7 – References

References will be obtained by an external agency. Your negotiator will send you the forms to complete; you’ll need to return these with 24 hours with requested documentation stated in the referencing forms.

8 – Move-in Co-ordinators

9 – Move-in Day

Your Move-in Co-ordinator will arrange your move in day and will discus with you what will happen on this day. We will ensure that all utility companies are contacted with your details, dates and opening meter readings for the tenancy.

Keys will be released to you on this day.
